Delivering a high quality support
My take on this project was to lead support on a crunch schedule to keep afloat the project contingency, with a successful turn around in a short period of time. QA/QC the current set for City submittal, develop project documentation and detailing the building envelope. The Lorient-France Avenue project is a 4 story residential apartment building located at 4500 France Ave South in Edina MN. near the exclusive area of 50th & France.
Evolving a quality life style
The above grade portion of the building will consist of 3 stories of wood framed apartments over a podium of pre-cast concrete. Level 1 walls consist of metal stud and CMU walls. The level 1 uses consist of 3 dwelling units, a resident lobby, a leasing office, and retail, as well as enclosed parking. Level 2 consist of dwelling units, a clubroom/lounge, and outdoor amenity space.
community engagement
Level 3 and 4 will consist of dwelling units. The partial level 4 contains enhanced penthouse dwelling units. The ground level (level 1) story is assumed to be the Code-defined first story above grade plane. The ground level is the first story occupied by units. The Lorient Project is a 68, 796 sf building with an outdoor plaza that tights the building with the surround urban environment.
